Are you interested in buying a vacation home investment property? As you consider your vacation home purchase, many questions will come to mind.

Who will take care of . . . Checking guests in and out, personalized registration, security deposits, reservations deposits, paying all the bills, electric, phone, cable, overseeing monthly services, lawn care, pest control, pool care, cleaning and maintenance. Handling all owner and guest concerns. Answering questions about the home, directions and area attractions. Keep watch on annual maintenance, termite inspection, AC service, fertilizer for lawn, etc. Who will do the marketing and take reservations? Keeping your vacation home rented when you are not using it?

The question of getting the reservations is often the biggest concern for a vacation home owner. We can appreciate that a vacation home is a substantial investment and our number one goal is to see that it is safe, secure, in top condition, and occupied as often as possible. The Orlando area is currently the number one family vacation destination in the world with over 43 million visitors a year. Many guests continually return to what they consider “their” vacation home.

Directory of Services – Here is a sample of what you can expect from a management rental company.

Your own personal ownership account will alleviate the burdensome needs of writing multitudes of checks for utilities and upkeep. HVP will account to you each month for the payments made on your behalf. Your total responsibility is reduced to simply establishing a checking account that maintains a minimum balance.

FIRE SAFETY
In accordance with The Florida State Law, HVP will mount and maintain tagged fire extinguishers in your home. Additional fire safety requirements such as a hard wired smoke detectors system and available smoke detector for the hearing impaired will be needed by HVP before your property is leased. Professional property management knowledge of the laws prevents future problems. Even small details such as a fire exit floor plan posted on your front door are included with HVP.

HOUSEKEEPING
HVP boats the highest standards for its housekeeping staff. Never worry about damaged or missing items, because our employees know the importance of their initial past renter check list. Deductions will be made to the renter.

After a thorough top to bottom cleaning, the following items are left in the home and issued in the fee: Dishwasher soap, washing powder, toilet rolls, personal soap, hygienic toilet strips, in liners and paper towels.

HVP recommends full day maintenance once or twice a year to handle paint touch up, driveway pressure washing, steam cleaning carpets, etc. This extra attention will keep your home in top condition.

LAWN CARE
The subtropical climate in Florida is nurturing for plants, weeds, and insects. To keep your lawn and foliage in top manicured shape, our lawn service must work year round. Although the lawn is cut more in the summer, the monthly fee is not higher because we maintain a year paid contract.

Damage to your lawn due to weeds, mole crickets, etc. can be costly for you to repair. HVP recommends preventive maintenance by a professionally licensed company who will take responsibility for weed and pest control, as well as sprinkler system.

LICENSING
Florida State Law requires owners of property for short-term vacation rental to be licensed as a public lodging establishment. Additional county licenses may be required. HVP will handle the inspection schedules and paperwork, while all you need to do is pay the fees.

Additionally, HVP will collect and pay monthly sales and resort TAXES on all of our bookings. It is YOUR responsibility to inform us, by letter or fax, of taxes collected on your own bookings, and the amount will be paid from your owner’s account.

PEST CONTROL
Our pest control service will be implemented immediately upon closing of your home and walk through. The initial service will include the spraying and laying of insecticides internally and externally. This process will help ride the home of any insects. Continued pest control is carried out monthly and charged accordingly. A free call out service is included should any problems arise outside the normal monthly service.

SWIMMING POOL AND DECK CARE
Through experience, weekly chemical and brushing/vacuuming service of your pool is not always sufficient.

During the warmer months and during the weeks pools are heated, we often find ourselves topping levels of water on secondary visits. After strong winds or rain, dust and dirt will inevitably fall into your pool. A twice-a-week visit will therefore be undertaken during these periods.

After a period of time, excess dirt or mildew may form on areas of your pool deck. At this time we will pressure wash the deck area at an additional charge. Patio furniture is included in the above services, and will be cleaned as required. All decks are checked and washed down with a hose if necessary in the day of each new guest check in.

SWIMMING POOL HEATING SYSTEMS
Through our maintenance scheduling, we will be happy to turn pool-heating systems on and off. Each function is chargeable on owner’s own bookings. Please refer to our schedule of charges.

Pools fitted with solar systems will not attract extra income. Electric heat pumps remain the easiest systems to monitor and attract extra occupancy/income when available. Gas systems will be charged at cost to renters. Deposits will be taken upon arrival.

REPAIRS, REPLACEMENTS AND REDECORATION
It is imperative that your home remains in top condition. Our weekly checks ensure that any necessary repairs or replacements are undertaken immediately. Cost will be advised to the owner prior to commencement of works whenever possible, and we will, under normal circumstances, await client instructions before proceeding with work in excess of $200. Any work/replacement carried out under $200 will be invoiced to the client with the following month’s account. Items replaced due to wear and tear, such as towels, linens, pillows, pots, etc., are not covered by the renters security deposit.

If your home is new, and items are under warranty, such as Air Conditioning Units, we will contact the service company approved by the builder.

It is important to note that on occasions the builder’s warranty department may not act within a reasonable time frame. It is therefore sometimes necessary to call in outside companies to react immediately. It is unlikely you will receive credit back from the builder for this service.

A monthly fee is charged providing repair and replacement to most items listed n the furniture package. Exceptions include the repair and replacement of furniture, appliance, carpet, electronics, yard, pool and dwelling. Sample fees are as follows.

Three Bedroom $45.00
Four Bedroom $55.00
Five Bedroom $65.00

RESERVATION SERVICES
HVP has established a network of associate companies over three continents, which have proved to be highly reliable source of continual vacation rental business.

All rental income normally received by HVP within thirty (30) days, and a credit made to your account on the coming 15th of the month. Naturally, non and slow payments require additional attention before the funds are available for deposit. Depositing to your account can only be made when money has been received.

Special requests for off-season discounts will be communicated for your approval as the situations arise.

Likewise, communication with HVP is necessary before you confirm bookings of your own. Should HVP have to displace a pre-booked guest due to non-communication on your part, a penalty may be assessed if alternate accommodations cannot be arranged.

UTILITIES
All utility billing will be directed to HVP. Utility deposits for newly purchased homes will be made from the owner’s account.

INSURANCE
In addition to your standard Homeowners Policy, a special Rental Dwelling Policy is needed at closing. This policy protects you against injury/death to the guest. The policy gives you a 1 million dollar protection and costs approximately $250 per year.

OWNER’S PERSONAL USE
It’s your home; you may use it or book it for friends and relatives. Income will be adjusted accordingly.
